what is AL ?
AL is a new regulation (since 27th of November 2014) for holiday rentals in Portugal. AL stands for “Alojamento Local”, which means Local Accommodation. It regulates the offer of private holiday homes, guesthouses and hostels. It destines heavy fines for publishing agents (e.g. booking platforms, private websites, etc.) and property owners alike who infringe the AL regulations.
Which benefits do I have, if I rent a home with AL ?
All our holiday homes are AL approved and therefore registered in the local town hall (city of Mafra), in order to guarantee the legality of ownership, construction license and accommodation license as well as the existence of electricity and gas installation certificates. AL holiday homes have to be equipped with fire extinguisher, first aid kit and other safety help and must have an official reclaims book. AL holiday home owners are responsable to supply replacement homes in case of force major unavailability or overbooking.
Which risks do I run, if I rent a home without AL ?
An unregistered private holiday home can be closed down or inhibited to host guests at any time by decision of the regulating authority. An unregistered home might promote nonexistent quality or not exist at all and result in the total loss of any payment you made.
